OLD PECOS TRAIL ESTATES

|  BOARD OF DIRECTORS

This subdivision was incorporated in 1985 by Calimo, Inc. The original founders were from California and Missouri, thus the name “Calimo.” In 1991, the homeowners assumed control of the association and from 1992 to present all Board and committee members are homeowners.

Landscape and Signage Committee

Responsibilities

  • On an “as needed” basis the committee will hire a professional landscaper to maintain the entry islands and at times the roadsides with for weeds or Chamisa trimming.

  • If expenses are anticipated to be over and above what has been budgeted, the committee will submit a request to the Board of Directors.

  • The committee will submit a written report or give an oral report at each Annual Meeting.

Please instruct any guests or contractors to respect our community speed limit of 20 mph and be respectful of the property by not littering. Slow Down – Protect our residents, pets, deer, and roads.

​

Note to owners: Dogs must be on leash while walking the main roads. Please clean up after your dog while on the main roads or using trails through someone’s property.

Main Roads and Access Roads Committee

Responsibilities

  • The committee will monitor the roads for overall maintenance, erosion, and bar ditch issues.

  • An outside contractor will be used with larger jobs requiring machinery. Bruce Bertin and Ken Bonifer donate time dragging the primary roads when moisture allows it.

  • The Board must always approve the final bids and proposed jobs before any work is done.

  • The committee will submit a written report or give an oral report at each Annual Meeting.

  • A committee member will contact the snowplow contractor for snow removal on the main roads (Calimo Circle and Cameron Lane) when necessary.

Note to owners: It is the responsibility of individual owners to handle the snow removal of their own driveways. Owners may hire Mark Lopez at the time the main roads are plowed to have their driveways plowed as well.

Water System Committee

Responsibilities

  • The committee maintains the HOA’s wells and pumps and assesses any issue that arises as to whether outside assistance is required.

  • The committee will serve as liaison between the HOA and service providers hired to maintain, service, or repair the water system.

  • If expenses related to the water system are incurred over and above what has been budgeted, the committee will submit a request to the Board of Directors.

  • The committee will submit a written report or give an oral report at each Annual Meeting.

  • A monitor does two meter readings a year to measure water usage and test well samples to assure water quality. Monitoring is included in the water system budget.

Responsibilities

  • Open gate when it snows, or if there is a request by a resident for a special event.

  • Work directly with Dana Bartlett, Direct Access to keep gates maintained and serviced.

  • A record of the gate information and codes will be kept in HOA Board files.

  • A written or oral report will be included at each Annual Meeting.

Architectural Control Committee (ACC)

Responsibilities

  • The committee exercises its best judgment to see that all improvements conform to the Covenants.

  • Owners wishing to build a new structure or make exterior modifications need to fill out an ACC application and submit it to the committee. The committee will make recommendations based on a majority vote and then submit them to the Board of Directors for a final approval. The Board will notify the owner of its decision within 15 days of the application being submitted to the ACC.

  • The committee will submit a written and/or oral report at each Annual Meeting. AAC Application Procedure

  • A property owner wishing to build a new structure or make exterior modifications to his/her lot (such as additional structures, walls, and/or fences visible to others) shall submit an Architectural Control Committee (AAC) Request Form to the committee for approval.

  • Allow up to 15 days from submission for approval.

  • A deposit fee of $500 (made to Old Pecos Trails Estates) for additional buildings must accompany the ACC Form when submitted. All but $50 is refundable, provided that construction is in compliance with the provisions of the Agreement. No fee is required for storage buildings.

  • Please review the Covenants for specific requirements. Any question not answered by consulting the Covenants should be directed to Architectural Control Committee.
